ARCHER PROPERTY INFORMATION:
WATER SOURCE:
You will never taste finer water anywhere in the country. The spring
house structure at the bottom of the drive has two approximate 1500
gallon underground concrete tanks that are spring fed. This tank
system has two high volume, high pressure stainless steel pumps that
supply water to the pressure system in the main house. The system
also has new supply lines, a two inch, and a one inch backup supply
line from the spring house to the main house. There are two 60
gallon pressure tanks that maintain the water pressure to the water
systems in the whole structure. The system is designed so that in
the event there is a pump failure the second pump will provide water
service to the structure. The spring house is insulated and there
are thermostat controlled heat lamps to provide heat if needed. The
water system is designed so the guest house water supply can be
turned off and winterized without interuption of service to the main
house. Both the main and guest house water systems are connected to
a large air compressor system that is used to blow air through the
entire water system when winterizing. There are five 40 gallon
electric hot water heaters, three in the guest wing and two in the
main house. To save electric, the plumbing to these heaters is
installed so one to five water heaters can be placed in service
individually or on an "as needed basis.
HEAT
Both the main house and guest house structures have two sources of
forced air heat consisting of an oil fired furnace and a wood
burning furnace. The crosswalk connecting the main and guest
structures utilizes an oil fired floor furnace. There are also
electric heaters in all of the bathrooms.
COOLING
The main and guest structures have central air-conditioning. A built
in window unit provides cooling for the crosswalk.
 
SATELLITE AND ENTERTAINMENT SYSTEMS
Both the main and guest house have separate satellite dishes. Each
dish is designed to provide service to four selparate recievers for
a total of eight. The sound equipment located in the built in bar
area in the upstairs living room in the main house provides stereo
sound to the various living areas with volume controls in each of
the rooms.
ELECTRICAL SYSTEMS:
The main service is four hundred amps. The main house has two 200
amp service panels with a 400 amp transfer switch that transfers the
electrical supply from utility service to generator service. The
main residence has a 25KW diesel Caterpillar auxillary generator in
the furnace room area. The guest house has its own 200 amp main
electrical service panel that, if needed, can be easily changed so
utility electrical service to the guest house can be metered
separately. At the present time, the electrical system is setup so
auxillary generator power will supply both structures.
 
ELEVATORS:
There are 2 elevators. One services three floors of the main house
and the other services two floors of the guest wing. The guest wing
elevator is located at the end of the crosswalk leading to the guest
wing. It opens into an enclosed sun porch on the second floor
adjacent to the master bedroom of the guest wing. A dumb waiter
provides service between the main and third floors of the main
house.
 
GARAGES:
Both the main house and guest wing have a large heated, two car
garage. The ground floor concrete patio has been enclosed and
converted into a long 60 foot plus enclosed garage. Two of the out
buildings serve as garages. One is two bay and the other is three
bay. One of the three bays has been converted to an enclosed,
insulated, and heated storage space. Both buildings have a complete
electrical system. At present, there is storage for nine vehicles,
plus a large tractor and a bay for other maintenance equipment.
 
BATHROOMS:
MAIN HOUSE--Located on the ground floor is an apartment with a full
bathroom that includes a Toilet, sink with cabinet and tub/shower
module. There is a walk-in shower in the furnace room. The main
living area begins on the second floor and has a half bath. On the
third floor two bedrooms have been converted into a large master
suite. Two bathrooms sevice this master suite. Both have a toilet
room, tub/shower room, and a vanity with double sinks. The other
bedroom on this floor, that is presently used as an office, has two
toilet rooms. One room has a toilet and bidet, and the other has a
toilet and large walk in shower. There is a large dressing area
adjacent to the toilet rooms featuring a large vanity with double
sinks and an adjacent walk in closet with ample built in storage.
GUEST WING --The ground floor ot the guest wing has a separate tiled
room with a whirlpool tub. There is another private room with a
toilet room, very large walk in shower with a steam unit and a
dressing area with a built in vanity and shelves. The second floor
has a bathroom across the hall from a bedroom that has a vanity with
two sinks and a tub/shower module. The third floor has two bathrooms
with vanities that have double sinks and tub/shower modules.
 
KITCHENS:
MAIN HOUSE--The ground floor apartment has a full service kitchen
including a dishwasher, refrigerator, garbage disposal, double
stainless steel sink, and ample storage and counter space. The
second floor or main kitchen features two dishwashers, two double
stainless steel sinks with garbage disposals, two large Sub Zero
refrigerators, electric range with convection oven, a working Meal
Master wood cook stove, trash compactor, clear ice maker, and a
tremendous amount of counter top work area. The custom built
cabinets feature pull out shelves and storage racks for glasses. Ten
foot high ceilings allow large tall windows that provide an
exceptional view of the mountains from the kitchen as well as every
room in both the main and guest houses.
GUEST WING--The guest wing has two full kitchens featuring
dishwasher, double stainless sink, garbage disposal, electric range
with oven, and large refrigerator with an ice maker. The range in
main kitchen has a double oven and a trash compactor. There is an
area on the third floor that electrical an plumbing is provided for
another kitchen if desired. The existing kitchen on the third floor
is located in an efficiency apartment that has a bathroom, living
room, bedroom, and dining area.
 
BEDROOMS:
MAIN HOUSE--The ground floor apartment has a small sleeping room.
The third floor had two bedrooms that were converted into a large
master suite. There is another bedroom that is presently being used
as an office. The south side loft area over the master suite has
three pull out double beds plus closet areas to serve as additional
sleeping quarters. This loft area is also a billiard room. The loft
on the north side over the office/bedroom functions as a library.
GUEST HOUSE--The second floor/main floor of the guest wing has two
bedrooms. One is a very large master suite. The third floor has two
bedrooms that provide space for two double beds with bedside
furniture. A large central area serves as a living and billiard
room. Across a hall is an efficiency apartment with a bedroom and
living room that could be used a another bedroom.
 
FIREPLACES:
MAIN HOUSE--The main house has two large fireplaces, on on the main
floor and one on the third floor. Both are designed for wood
burning, but gas log systems are being utilized at the present time.
Both fireplaces are oversized.
GUEST HOUSE--The guest house main floor living room has a wood
burning fireplace but gas logs are being used at the present time.
The wood cook stove in the main house kitchen, all furnaces and
fireplaces in both main and guest wings have individual flue systems.
 
DINING AREAS:
MAIN HOUSE--The main house has a large dining room with exquisite
custom built wormy chestnut cabinets, buffet, ceiling beams, wall
and door trim. This is an extinct wood and the wood for this room
was acquired by tearing down an old barn and processing it through a
planing machine to restore it to its natural appearance. Glass
French doors open onto a rear covered porch and a large antler
chandelier hangs over the massive dinning table. The ground floor
apartment has countertop dining area and there is countertop dining
on the main floor between the main kitchen and family room.
GUEST HOUSE--The guest wing has a dining area on the main floor with
cabinets and built in buffet. There is also countertop dining
between the kitchen and living room. There is a small dining area in
the third floor apartment.
 
FEATURES:
Both the main and guest wings of the residence have tall ceilings
with beams. The upstairs living room in the main house has a two
story seiling that is finished in tongue and groove white ponderosa
pine. Two loft areas face this central living room that features a
large stone fireplace structure that rises upward for the two
floors. All windows are casement and fixed thermo double pane. All
interior walls and ceilings of the main and guest wings of the
entire home are insulated which provides sound control and a feeling
of quietness. The entire structure is designed so there is a
spectacular and long range view of the mountains from every living
area. There is an abundance of built in counter and storage areas
throughout the entire residence. There is two thousand four hundred
sixty square feet of covered deck area and over five hundred square
feet of open deck area. A large underground temperature controlled
food and wine storage room is located on the ground floor. A new
forty year roof was installed on the entire structure within the
past four years and the entire exterior and trim was stained and
painted last year. Ceiling paddle fans are located through the
entire residential structure. recessed ceiling lighting is present
in all living rooms and dining areas. Both the guest and main wings
of the residence each have laundry service rooms with a washer,
dryer, and laundry sink. Two large septic systems handle waste.
 
HORSE BARN:
The horse barn has five large stalls and a wash area for a horse.
The barn also has a tack room, a rodent proof feed storage room and
ceiling fans. The barn loft has been convverted to a woodworking
shop that is totally insulated so it can be heated in the winter. It
also has 110 and 240 electrical outlets that are utilized for shop
tools. In the past, five horses have been kept on the property and
there is a spring in the horse pasture for their water source.
 
GROUNDS:
The property is approximately eighteen and one half acres that is
both wooded and cleared lawn and pasture. A large part of the rear
yard of the main house is fenced with chain link fencing providing
an area for pets or children. The lower front yard is fenced with a
three rail split rail fence for both looks and an area for horses.
There is a three rail split rail fence on both sides of the driveway
and around part ot the horse pasture. There is approximately 1,700
acres of adjacent property that has been designated a wildlife
preserve. This will provide privacy and assurance that there will
not be adjacent development.
